HEIGHTS DEVELOPMENT PLANNED DEVELOPMENT UNIT HEARING ON JUNE 12, 200 ORANGE ST.

Below is the email notice from the developer re: a new approach. Instead of going before the HIstoric District Commission, a new plan is being submitted, but the details are a bit foggy. I will post a copy of the details on file as soon as I can copy them at the City Plan office. I will also post the Agenda so you can estimate when this particular item might be heard.

Subject: Heights on the River update
Dear Community Members,
We’re writing to update you regarding the progress at Heights on the River.  
Parking:  Our earlier design we shared with you all at the community meeting had a total of 67 Units for the site.  At the original 67 unit count, we were looking for 6 additional off-site parking spaces within 300 feet of our property line.  We've decided to redesign the project to eliminate 6 units in order to keep our parking completely on-site.   We do not need additional off-site parking to move forward with our project.  
PDU Designation:  We will be applying for a PDU designation (Planned Development Unit) this month. The Zoning hearing for the PDU designation is June 12, 2018 at 6:30 PM, Kennedy Mitchell Hall of Records, 200 Orange Street, room G-2.  The intent of the PDU application is to reduce the required building gross square footage per residential unit from 1000 to 800 on our propertyIf you recall from our earlier design, we had a very large basement with public storage spaces and a huge gym to make up the additional required GSF.  

To be clear, the GSF requirement has nothing to do with unit sizes, its has to do with the overall building size. Our unit sizes will not change. If we’re granted the the PDU designation, the design will not change from the street level up; the only change will be the elimination of the basement and raising the grade in the parking lot.  The building will be only 3 stories rather than 4 stories on the parking side.  It is an overall reduction in the building density.  
I’ve attached images to demonstrate the design change reducing the unit count by six.
